Land south of Whetstone is identified as a draft allocation in the emerging Blaby District Council Local Plan for around 760 new homes, alongside community and infrastructure upgrades. The wider draft allocation comprises Miller Homes approved 115-home scheme, these proposals and a separate David Wilson Homes site.

The site is a sustainable and suitable location for new homes and employment opportunities. Its location next to existing development, local services and transport links makes it a suitable place for growth.

This application would deliver around 675 new homes as well as the employment land, infrastructure upgrades and community facilities within the wider draft Policy S12 allocation, following the approval of the separate application for 115 homes in June 2026.

We are currently preparing an Outline planning application, which will be submitted following the conclusion of this consultation. Feedback from the community will be reviewed and play an important role in shaping the final proposals.

New primary vehicle access points from Countesthorpe Road, alongside a new roundabout at the Countesthorpe Road / Lutterworth Road (A426) junction, would provide safe and suitable access to the site.

Transport Assessments and any proposed mitigations submitted alongside our planning application will demonstrate how the highway network has the capacity to handle the extra traffic movements associated with the proposals.

The layout will promote safe movement for all users, with new walking and cycling routes reducing car dependency and encouraging sustainable modes of transport.

Homes would be designed to meet higher standards of energy efficiency and sustainability, with measures such as photovoltaic (PV) panels, EV charging points, high-quality insulation and efficient materials.

The site has been designed to respect the existing natural landscape features. Existing trees and hedgerows will be retained wherever possible and enhanced with additional planting.

Public open spaces, landscaping and biodiversity corridors will be incorporated across the site to deliver a Biodiversity Net Gain of at least 10%. Integrated sustainable drainage features and green infrastructure would also improve biodiversity and manage surface water effectively across the site.

We will work closely with Blaby District Council and Leicestershire County Council to assess the impact on local services and infrastructure. Where necessary, financial contributions will be made to support local education, transport and community improvements through a legally binding agreement (known as a Section 106).

On-site sustainable drainage features will manage surface water and reduce runoff, while also creating attractive green and ecological spaces.

Specialist consultants are preparing a comprehensive drainage strategy to manage surface water, ensure the development does not increase flood risk off-site and explore opportunities to provide wider betterment.

The emerging strategy also takes account of work undertaken in relation to flood risk as part of the separate David Wilson Homes application.
